Also to prove his point he has provided me individual KHATA documents of some other plot number in the same layout whose registration is done , the document which he has provided me matches with the data i could fine online on e-swathu, so to verify i visited the gram panchayat office where i could not find manual entry in the register on that particular site.

Now when we approached BBMP through a middleman for A Khatha, they are suggesting that we should first get the A Khatha made in the name of the first owner and later that would be transferred in our name.
So now we have to pay two times; so can you advise, if this is the only way of doing it or are they misguiding us? I believe that it is possible to get khatha on your name directly. Only issue is, he was the first owner, so the Khatha should have been done by himself.
